houses are being built these days, even by the better builders,
it is very common to find mistakes that will turn into expensive
failures that in turn, will lower the value of your investment.
In most cases, you will need a professionally licensed inspector's
report to take to the homebuilder. Our top to bottom check
out, conducted close to one year from the date you bought
your house, will document work needed, and uncover problems
that you may not even be aware of until it is too late.

pre-pour inspection
In a city built on mud, foundations are all-important. Builders
rely on subcontractors who may not always build to the current
standards, or to any standard. If the superintendent doesn't
have time to catch subcontractor mistakes, weakness and
insufficient reinforcement will be hidden in concrete and
may take years to show itself in the form of cracking, differential
settlement, and broken plumbing. We'll check out your foundations
before they're poured, and make sure your home is done right.

frame-in inspection
We're good inspectors. But as good as we are, we haven't
figured out how to see through sheetrock just yet. Some
problems can only be caught while the framing of your home
is still exposed. On a new home we inspected, the AC contractor
cut the palm bracing structure that is critical to the integrity
of the roof. Without this support, shifting and settling
would have led to a genuinely dangerous situation. If you
have a choice, don't take your chances. |

Used homes can be great value for your money, and a good
investment. But, unless you're prepared to spend years playing
Bob Villa, you'll need to know what you are getting yourself
into. Resale homes can vary greatly in condition depending
on how well they were built and how well they were maintained.

and asbestos may be present. There may even be 'misimprovements'
hidden below the surface, where a previous homeowner, possibly
with the intention of flipping the property, actually damaged
